Las Vegas Is Heating Up!

Las Vegas is heating up, and not just because summer is right around the corner… Our real estate market is experiencing a warming trend, and even though our market still favors the buyers, houses are moving and consequently, this means good news for the sellers. And it’s only going to get hotter!

Las Vegas continually ranks among the top cities in job growth — an important factor to relocating individuals and families. In fact, Las Vegas has continued to rank “first” nationally in employment growth since 1995, according to the Arizona State University Economic Outlook Center. With Clark County’s consistently low unemployment rate, Las Vegas is projected to maintain its position well into the millennium.

In March, the second-largest casino conglomerate in the world, MGM Mirage revealed the model for a gigantic building complex of casinos and hotels worth $7 billion, CityCenter Las Vegas, which is currently under construction in Las Vegas and is slated for completion by the end of 2009. CityCenter Las Vegas will have 8,000 construction workers and 39 cranes on site at the peak of construction, and will create 12,000 new permanent positions once open.

Because tourism adds up to nearly one-third of the state’s annual tax revenue, business owners are not subject to corporate income tax or franchise, inventory or unitary taxes. Residents pay no personal income tax. The U.S. Commerce Department’s Economic Analysis Bureau ranks Las Vegas as the top metro area for income per capita, with an annual growth rate of 2.3%.

If you are planning to relocate, Las Vegas should be at the top of your list of desirable locations. And if you’re planning to relocate to Las Vegas, you should consider purchasing a luxury home in the most desirable, highly-sought-after southwest area of Las Vegas. Just Off The Strip, And Stripped!

Okay, just a quick update… So, my family has changed it’s marketing strategy… I am no longer being offered as one of the “Two Houses On 2.5 Acres”. Now, I am the star attraction (and in my opinion, I was always the star attraction!) I am one very beautiful custom-built 3 bedroom, 3 full bath home on one (1) acre of land with finished 858 square-foot 3-car garage, built-in wall cabinets and attic storage. I am 2″X6″ construction with complete stucco finish, Spanish tile roofing, vaulted ceilings & pot shelves galore. I’m still zoned for horses, and I’m still conveniently located just minutes from the famed Las Vegas Strip.

Las Vegas: Deal Or No Deal – Buy Or Don’t Buy?

For all of you out there wondering whether or not buying real estate in Las Vegas is a good investment at this time, given the rather sluggish market, let me give you my take on the venture.

Although I admit, I may be a bit biased, since I am a gorgeous Las Vegas home currently listed for sale, but I must say that it is my belief that the pessimistic projections for our fair city, conjured up by economists and strategists who don’t even live or work here, are significantly skewed. No matter what the so-called “experts” are predicting for us over the next two years, by rights, I place Las Vegas in the same category as some of the other major cities, such as Los Angeles, New York, Chicago, Washington DC, et al.; cities that are not experiencing the extreme housing slump that the rest of the country seems to be experiencing.

Let me explain… Though Las Vegas has never really been considered “in the same league” with New York or Los Angeles, I think evidence of some similarities, with regard to economic growth and stability, which in turn affects real estate assessment is clear, if we just look. We’re virtually “recession proof” here in Las Vegas; in fact, no matter what kind of turmoil the rest of the world is experiencing, no matter the inflation rate, the soaring gas prices, the trials and tribulations of airline travel, no matter what…, people still come to Las Vegas, whether to live here or just visit. In fact, we’ve got more than 5,000 people moving into our valley every month, and more than 37 million people are visiting each year. Job growth is strong here, because of our unwavering tourism that drives our rock-solid economy, and that’s a significant point in our favor. To quote a line from Field Of Dreams, “If you build it, they will come.”

However, just for the record, I will say that I’m not completely sold on the concept of “Manhattanizing” the Las Vegas Strip, with high-rise condos expected to sell at 5^th Avenue prices. I’m not at all sure that’s what the hordes of new home buyers moving here each month are looking for, and it’s no surprise that so many of those type projects have been cancelled or put on hold.

New-home-building has dramatically slowed down as well, and many new projects have been cancelled altogether, hence reducing the available inventory, which in turn creates more of a demand for resale homes.

Mortgages are still at an all-time low, which acts to stabilize this somewhat volatile market and keep the economy healthy.

Christmas Carolers On Horseback!

Well, it’s the day after Christmas, and things have finally started to settle down a bit. It’s been a whirlwind of activity since Thanksgiving, gathering in speed and intensity, right up ’til the big “Christmas Moment.” Now that it’s come and gone, we can all take a collective deep breath and release a giant sigh… AAHHH.

Just days before the big night when Santa takes flight, we had the most incredible Christmas Carolers come through our neighborhood. They were on horseback… There were at least a dozen, mostly kids, parading up and down the streets with a caravan of trucks in front and behind, belting out all our favorite Christmas songs. It was just amazing to see. That’s what’s so great about this neighborhood. The kids out here have their horses and animals to care for, keeping them on the right path. It’s so great for kids to have space to keep and ride their horses; it gives them a sense of responsibility, which is a pretty important part of a child’s developmental stages. And to think… I can provide all that! I’m a gorgeous 3 bedroom, 3 bath house, with 2.5 acres of land, and on top of that, there is also another little 2 bedroom, 2 bath house included in my sale price – That makes two houses on 2.5 acres of land, zoned for horses, yet minutes from the famed Las Vegas Strip, hotels, shopping, malls, etc. I’m located in the ever sought-after southwest area of Las Vegas, where large-acre parcels are quite scarce, so I’m an investors dream. Don’t You Just Love Las Vegas In The Fall

We’re finally getting some “real” Fall temperatures here in our fair city. The high today will be a crisp 53 degrees. We don’t get too many days like this, so the family enjoys them while they can; they’re actually wearing sweaters when they go outside. And speaking of going outside, have I told you about the great backyard I have? There’s this fabulous playhouse back there; it’s 10′X10′ with a 2′ covered porch on the front and… it’s wired for electricity. Boy are the kids in my family having a great time playing in there! I also have a gorgeous front yard as well. There are beautiful mature palm trees, soaring way up over my roof. In the entry area, there are banks roses and assorted potted plants and flowers. I also have a really nice water feature out there too; a fountain provides a feeling of tranquility, welcoming all who come calling. Just take a look at these photos:

Great Las Vegas Home For Holiday Celebrations!

Whew! Well, my family’s done it again… They’ve pulled off yet another seamless Thanksgiving Day Celebration; the feast was a great success, thanks to my very efficient gourmet kitchen, and the entertaining in general went off without a hitch, thanks to my spacious family room and dining areas.

As usual, we were a crowd of 15 for dinner, drinks, television viewing, and the usual brand of merriment. Children and dogs were romping and playing out in my backyard; large, lush, and made for a family who loves the great outdoors. Football was center stage in the Family Room, televised on the HD 46″ big-screen television (which is included in the sale), while Miracle On 34th Street played on the television in the Den.

Today, it’s the annual ”Put up the outside Christmas lights” festivity. It’s a fairly simple task though, since my family’s Dad had the forethought to put sturdy hooks into the stucco finished eaves, and then crafted a long extension of his arm, by taking a pole and putting a hook on the end of it, in order to reach the hooks on the house’s eaves. He still needs a ladder, but it makes things much faster and easier, taking the drudgery out of putting up those Christmas lights every year. Creative Genius! Now if he could only invent an easier way to put the lights on the Christmas tree!
