Las Vegas Is Heating Up!

Las Vegas is heating up, and not just because summer is right around the corner… Our real estate market is experiencing a warming trend, and even though our market still favors the buyers, houses are moving and consequently, this means good news for the sellers. And it’s only going to get hotter!

Las Vegas continually ranks among the top cities in job growth — an important factor to relocating individuals and families.  In fact, Las Vegas has continued to rank “first” nationally in employment growth since 1995, according to the Arizona State University Economic Outlook Center.  With Clark County’s consistently low unemployment rate, Las Vegas is projected to maintain its position well into the millennium.

In March, the second-largest casino conglomerate in the world, MGM Mirage revealed the model for a gigantic building complex of casinos and hotels worth $7 billion, CityCenter Las Vegas, which is currently under construction in Las Vegas and is slated for completion by the end of 2009.  CityCenter Las Vegas will have 8,000 construction workers and 39 cranes on site at the peak of construction, and will create 12,000 new permanent positions once open.

 citycenterproject.jpg  Because tourism adds up to nearly one-third of the state’s annual tax revenue, business owners are not subject to corporate income tax or franchise, inventory or unitary taxes.  Residents pay no personal income tax.  The U.S. Commerce Department’s Economic Analysis Bureau ranks Las Vegas as the top metro area for income per capita, with an annual growth rate of 2.3%.

If you are planning to relocate, Las Vegas should be at the top of your list of desirable locations.     Dear Mr. and Mrs. Adler,

    I am emailing you to follow up to see if you received the mailer I sent to you a few weeks ago. It was a printout from MLS that showed what homes are listed for and selling for in your neigborhood. If you did not receive it I can send it to a different address.

    The price of $925,000 appears to be a fair price.

    I respect the fact that you are selling your home without an agent and I hope that goes well for you.

    My reduced commission to for sale by owners is 5%. (2% as my fee and 3% to pay for the agent that finds that buyer) I would be willing to sign a contract with you that would only entitle me to a commission if I or another agent that I referred to the property found the buyer. Any buyer that you would find on your own I would not receive a comission.

    This lets you have the benefits of an agent but not being locked into paying me if I didn’t bring a buyer.
